The Brief

With the future new coming of an additional family member, our clients were looking for an architect to design the enlargement of their detached dwelling in Dunboyne. They were aware of the potential of their side garden and they were willing to use it. The brief included the creation of a new bedroom with ensuite at first floor, the enlargement of the existing dining / kitchen, the enlargement of the existing utility room, and the enlargement of an existing playroom to be transformed into a TV room. The clients were also willing to improve the circulation within the dwelling and the light penetration at ground floor.

 

 

The Project

Answering our clients' brief, we designed a large bedroom with ensuite at first floor. We mirrored an existing box window creating symmetry on the front facade. The new bedroom is now the largest in the dwelling. At ground floor existing WC and a utility room are relocated and enlarged. The new layout contributes to the enlargement of the the dining / kitchen and to the enlargement of the family room. A new lobby is created to the rear of the dwelling for accessing the garden, the WC, the family room and the kitchen. A small canopy is sheltering the new door and brings volumes to the rear facade. Additional windows in all the rooms provide for the requested sun light penetration.

The Construction

For the construction of this extension with a gross floor area of 49 square metres, the clients appointed a building contractor that they had previously employed to build a dwelling in the country. The construction works started in January 2010 and were completed in May. The works included the instalation of a new boiler, a new heating control system and an electric shower. It also included the partial demolition of a boundary wall and paving work to the front driveway. We organised the building contract and the tender documentation. We also supervised the construction works and issued certificates for compliance with the Building Regulations and planning permission.
